Strategy
Alter Mile Group, LLC is an investment manager focused on deploying capital into special situation real estate investments within qualified markets across the United States. Alter Mile invests capital as a fiduciary to high-net-worth individuals, family offices, and institutional investors with the mandate of investing in high-yielding real assets with outsized returns relative to their underlying risk. Alter Mile was founded by two seasoned real estate executives who spent their careers working at some of the most active real estate private equity, development, and finance companies in North America.
Alter Mile invests opportunistically in markets with strong net in-migration demographics, distressed assets resulting from market dislocations or challenged ownership structures, and also development opportunities located within designated Opportunity Zones where it establishes Qualified Opportunity Zone Funds (QOF) for the benefit of its investment partners.
Investment Opportunities
Alter Mile is focused primarily on residential and multifamily/mixed-use assets but will also invest opportunistically in other property types such as office, retail, hospitality, and industrial. Alter Mile has experience with and will consider a variety of investment structures including providing GP co-invest equity, joint venture equity, mezzanine debt, bridge loans, land loans, or construction financing, as well as loan purchases (both performing and non-performing) and will pursue transactions ranging from $10M - $100M.
